Keys, chemicals and promises

  • Access details. Ask customers not to send key-safe codes, alarm codes or door entry codes in Instagram DMs. Take them by phone or through your booking system, and keep them out of chat threads.
  • Filming in clients' homes. Ask first, and keep family photos, post with names on it and anything that shows the address out of shot.
  • Chemicals. If you share methods, name the products and say what must never be mixed. Bleach combined with ammonia, or with acidic cleaners such as vinegar, gives off toxic gas.
  • Deposits. Don't promise anyone their deposit back. The landlord or agent decides on deductions, and in England and Wales a disputed deduction can go to the free dispute service of the scheme protecting the deposit.
  • Checks. Say which background checks your staff have, such as a basic DBS check in England and Wales, and don't call anyone “vetted” unless they are.
  • Instagram's limits. Meta allows a single private reply to each comment, and only for 7 days after it's posted. Under a viral oven Reel, replies queue rather than fail: Instagram caps private replies at 750 an hour, and DMFast paces itself below 700.

Can it remind regular clients the day before a clean?

No. Automated Instagram messages only reach someone within 24 hours of their last message to you, which rarely lines up with a weekly visit. Send reminders by text or email from your booking system, and keep Instagram for new enquiries.

Most of our bookings happen on WhatsApp. Does DMFast work there?
