Tips for picking a username

  1. Use your own name if you’re an agent. Clients hire a person, agents move between brokerages, and a handle tied to your employer has to change when you leave, along with every board, card and flyer that printed it.

  2. Realtor is a trademark, not a job title. In the US only members of the National Association of Realtors may use it, and in Canada the Canadian Real Estate Association controls it and owns MLS as well. Homes, property or agent says the same thing with no strings attached.

  3. Spell the area the way buyers search for it: Gurgaon or Gurugram, Bombay or Mumbai, Bangalore or Bengaluru. Put the spelling most people type in the handle and the other in your Name field, which search reads too.

  4. Check the advertising rules where you’re licensed. Many places want ads to show the brokerage’s name or a licence or registration number, and some regulators count social profiles as ads. In India, agents register with their state’s RERA authority. Those details belong in the bio, not the handle.

  5. Your handle will be read from a passing car. It goes on boards, flyers and business cards, so use short real words and one kind of separator: homes.with.daniel survives a glance, while homes_with.daniel07 doesn’t.

  6. A rename keeps your followers and posts, but QR codes on boards, links on old property-portal profiles and @mentions in clients’ captions still point at the old handle, and once Instagram’s 14-day hold ends, anyone can claim it.

Questions people ask

Should an agent use their own name or the brokerage’s?

Your own, in most cases. People recommend an agent by name, and your Instagram should go with you if you move brokerage. Put the brokerage in your bio or Name field, in whatever form your local rules require, and leave its brand name to the brokerage’s own account.

Can I put realtor in my Instagram username?

Only if you’re a member of the National Association of Realtors in the US or the Canadian Real Estate Association in Canada, and both set rules on how members may use the word, so read theirs first. Everyone else is better off with agent, homes, property or realty.

Neighbourhood or city: which should go in my handle?

Go as local as your work is. If most of your deals happen in one area, homes.in.koramangala beats a whole-city name, because buyers hunt in the neighbourhood they want to live in. If you cover a whole city or several, keep places out of the handle and list them in your bio and Highlights.

What do 2BHK, carpet area and the other terms in these names mean?

2BHK is Indian listing shorthand for two bedrooms, a hall and a kitchen. Carpet area is a flat’s usable floor area inside its walls, which India’s RERA law defines, and possession is the handover of a newly built flat. In the UK, snagging means checking a new-build home for defects, and completion day is when the sale finishes and the keys change hands. A walk-up is a US apartment building with no lift.

Should each project or listing get its own account?

Usually not. A new account per project splits your followers, and it goes quiet once the last unit sells. One main account with a Highlight for each project keeps everything in one place. A developer whose project will take years to sell may be the exception.

How do I check a username before it goes on signboards?

Type it into the username box under Edit profile, and Instagram tells you at once whether it’s taken. To see who holds a taken name, open instagram.com/ and add the handle. Plain words like homes or keys went years ago, so expect your name or area to be part of it, and switch to the new handle before anything is printed.
